Is it possible to have flat tire in an estate with low road maintenance?

If you mean whether your car’s tire can deflate on a road that is not kept clean, yes, it’s very likely. This is because dirt on the road is a combination of dust, stagnant water in pot-holes, sandy roads, abandoned or dumped solid particles, pieces of paper, nylon and all sorts of trash left untidy which could accommodate tiny particles of nails, broken glasses and other small sharp objects that when they come in contact with a car tire could make it lose air and deflated.

In property management, the road is an important component that should be cared for. Poor road conditions can negatively affect the life span of a car tire. The most common causes of flat tires within a residential neighbourhood are dumped debris that spreads all over an estate or premises with various tire-harming particles, potholes within a street, nails, and broken bottles.

A punctured tyre will not only make one late for appointments, it will also lead to unplanned expenses which might reduce one’s capacity to complete the rent that is being saved, especially for struggling tenants. So the best bet is frequent checks on the tire to confirm its condition before driving out of the estate or residential premises.

Checking the tire often would help the car owner repair small pairs or replace the tire when the damage appears risky to only patch.

Almost all streets have a vulcanizer around, so car owners can make do with their services often.

When a spare tire is available for use, the following items should be readily available to replace bad tires; a jack, wheel wedge(s), the spare tire, strong lug wrench and a spanner (in case there’s a need for it).

However, the following precautions should be taken often to avoid being stranded due to flat tires on the road: regular checks of the tire’s pressure, routine inspection of the tire for damages, holes or pierced objects, steering clear of bad roads, especially roads with big potholes and frequent replacement of worn-out tires.

If the above steps are meticulously taken, you drive with peace of mind.

Remember, don’t risk your tire, don’t risk your life. If your estate manager refuses to maintain the estate roads, quietly relocate to a safer estate and be happy.
